Desktop Study
HESI are very experienced in contaminated land and have been working in this field for decades.
A Phase One Land Assessment involves research into the history of the site and surrounding area such that the potential contamination can be identified from historical and ongoing source.
The purpose of the desk top study can be required as a result of a number of reasons broadly including:
- To aid in the discharge of planning conditions.
- To purchase a parcel of land
- Due diligence to ensure land quality prior to purchase.
- For the sale of land.
- As a result of investment requirements from lenders or banks.
- To limit the need for widespread investigation and target potential sources of risk within a parcel of land.
As part of the desk top study, the engineer will undertake a bespoke walk over survey of the site to assess the condition of the site, topographical features and direct visual risk associated with the site. This will be raised as a possible pollution risk taking the report forward.
The desk-based element of this report will be completed using information from various sources which will be collated to assess the geological and hydrological conditions of the site and how any pollution may impact on these features. A review of planning files will also be undertaken to consider any risk based on historic development which may have taken place at the site.
The information is collated and prepared in a risk assessment to develop a conceptual site model of the site and ultimately this will design the main site investigation, where required. Where risk is identified in place from the desk top study, a main investigation to assess and validate any risk may be required.
